  • A snag is an item or defect that is missed by the builder/developer during the property's construction. They can range from minor cosmetic issues to more serious structural problems. Whatever the case. left uncorrected, over time they have the potential to deteriorate, leading to additional problems and costs. 

  • When we say that no area is unchecked, we mean it. Items included in your inspection are;

    • Exterior walls (plumb & finishes)

    • Internal walls (plumb, finishes & internal dimensions)

    • External/internal windows and doors (function, compliance & condition)

    • Guttering, fascia & soffit

    • External roof covering and internal roof spaces

    • Bathrooms and WCs (fixtures, fittings & finishes)

    • Chimneys, flues and ducts

    • Kitchens & Utility rooms (fixtures, fittings, finishes & units)

    • Floors and flooring

    • Second fix carpentry (skirting, architraves, door furniture & boxing in)

    • Stair components 

    • Electrical fixtures and fittings (condition & functionality) 

    • Radiators

    • Garage Spaces

    • External drainage (ensuring water flows correctly)

    • Paths & patios

    • Boundary fencing & gates 

  • The ideal time to have your snagging survey completed is once the builder/developer has notified you that all work has been completed, but before the legal exchange of contracts and you move into your new home. Builders/developers will not always allow this, therefore it is advisable to have your snagging survey completed as soon as possible once you have exchanged, ideally before you move in to allow us to fully inspect your property. Snagging surveys can still be completed once you have moved in if required.

  • The on-site inspection usually takes 4-6 hours depending on the size and type of property. We then guarantee that you will be issued your comprehensive report within 48 hours of completion.

  • Yes, of course you can, we will be happy to answer any questions on the day. Rest assured that all issues will be fully explained in your report and we offer unlimited phone or email support once you have received your report.

  • No date, no problem. When you contact us, we will base the inspection on your estimated completion date and once you receive further information, let us know and we will update the booking.

  • Once your report has been issued, our advice is to read through it thoroughly to make sure you understand the content within. If you have any questions or are unsure about the issues listed, please contact us and we will go through the report with you. The next step is to contact your builder/developer, they will usually ask you for a copy of the report and then they will arrange a site visit to go through it with you and they should then make arrangements for any remedial work to be carried out.
